THE VILLAGE AT SANTA BARBARA is a common interest development community of 40 Mediterranean-style residential units clustered on 9.1 acres south of Hollister Avenue between Walnut and San Ricardo Drives in the Eastern Goleta Valley, an unincorporated area of the County of Santa Barbara (AP#65-090-26). It is located within easy walking distance of the Magnolia Shopping Center, the U.S. Post Office, Goleta Valley Cottage Hospital and several bus lines that run from downtown Santa Barbara to the University of California campus, the Calle Real and Market Place Shopping Centers, and the Santa Barbara/Goleta Airport. Goleta Beach Park and More Mesa are a short two-mile hike or bike ride away on the nearby accessible recreation trails that lead to the Pacific Ocean.

The Village at Santa Barbara, designed by Leifer-Marter Architects, was constructed in l982-83 by Timm Construction Company on land leased from the Goleta Union School District for 99 years. The Complex includes two duplex and nine fourplex buildings. The end units of the fourplexes are two bedroom/ two bath units; and the inside units are a one bedroom/ one bath unit and a two bedroom/one bath unit. The duplex units are both two bedroom/ two bath units. Many of the units have mountain views. Common Area amenities consist of a Pool and Cabana, a Tennis Court, a Children’s Playground, a Recreational Vehicle Parking Lot, and a large landscaped BBQ/Recreation area.

Transfer of title to a buyer upon sale of a unit (Assignment of the Sublease and Transfer of Residential Townhouse) requires the written consent of The Village at Santa Barbara Owners Association, as lessee of the Ground Lease and sublessor of the Sublease, in the real estate transaction.

The Village community is led by an annually elected, five-member, volunteer Board of Directors that determines policies and procedures in accordance with the Association’s governing documents, the Goleta Union School District Ground Lease, and applicable federal, state, and county laws.

Owners should plan to attend the Annual Association Meeting each January to elect the Board of Directors and to participate in the business of the Association.
